Today's housing market is not as strong as it once was. While you can hope that the economy will get stronger soon, thus increasing home values, right now, values on properties are still dropping pretty quickly. Despite the unfortunate situation, there is a silver lining. A reduction in home values means your property assessment will also be lowered, decreasing the property taxes you would owe in a given year. What should you do if you feel like you received too high of an assessment? Can it be worth it to object to it at all? It quite possibly could be. Knowing how the county values your home is the first important thing to do. You may choose to do this by viewing comparables and replacement or rebuilding values. Also called "comps," comparables are just other homes in your community that are similar to yours and have recently been sold. Assessors are able to value your home based on how much each of these other houses sold for. Replacement or rebuilding value is how a bank appraises your home based on how much they think it would cost to replace it. If you think your property was valued too high, you must first make a case for a lower property assessment. This can be done by meeting with assessor and informing him or her you believe you were assessed too high. Filing an appeal is what you must do next. The majority of locations have a time limit for such an appeal, as well. 60 days is usually about average, but it varies, so make sure to check what the actual time restriction is where you reside so you don't miss out. You will have to go through an appeal board and give an eight to ten minute presentation during the appeal. Pictures and floor plans of comparables, in addition to any other evidence you found to support your case should be brought to the appeal. While there are other ways to fight your property assessment, doing your homework and filing an appeal is the most direct and simple. During your appeal presentation, dress and act professionally, presenting the facts that support your side in a straight forward and unambiguous manner. You have a good shot, if you've done your research. In that case, fighting your assessment and therefore reducing your annual property taxes is absolutely worth the time and effort.
